Ms. Stahl, a broker with Julia B. Fee, completed eight house sales in January, traditionally a slow month for business.

Julia B. Fee listed 79 homes of the 300 homes in the $2 million and above category last year and sold 73.

"They're a real rarity," said Diana Plunkett, broker at Julia B. Fee.

"This is an old-line boutique firm that is fairly well known around the county," he said of Julia B. Fee.

Mr. Kiaffas at Julia B. Fee believes it is the former.

"There are newer houses that were built in as people sold off their lots," said Sandra Adler-Kusinitz, a broker with Julia B. Fee.

Five of the lots have already been sold and the houses are under contract, said David Schubert, a sales associate with Julia B. Fee.

Susan M. Seal, a broker with Julia B. Fee, said it was possible to get a newly constructed house in Edgemont for $550,000.
