Whenever possible, plan the grid so you will have equal-sized border tiles on each side.
Each border tile must be measured and cut separately if you want a neat-looking job.
Generally, it is best to lay all whole tiles over the entire floor first, then double back to cut each of the border tiles.
Then use a pencil to trace along the edge of the top tile onto the border tile.
When you are finished, trim and lay the border tiles.
Place a second tile on top of the border tile and slide it against the wall.
Next, break the border tile in two along the line.
Cut along the marked lines closest to the corner on the border tile, stopping where they intersect.
After removing the waste, the trimmed border tile should fit exactly around the corner.
The new section, 44 inches square, would be set into the wall, framed by half-round border tile.
