Over the years more space has gone into nonresidential use, and some rooms have been enlarged, to bring the current count to 1,705.

"For a long time, we've had a policy of trying to maintain a 50-50 balance between residential and nonresidential uses," said Mayor Dale A. Anderson.

The agreement will permanently restrict the land for nonresidential, noncommercial use.

The commitment of the school and major commercial tenants promotes feasibility; the for-sale residential space is almost ancillary to the nonresidential uses.
